Product Description

MasterSeal Concentrate is a mineral filled asphalt emulsion pavement sealer fortified with special surfactants to promote superior adhesion, durability and is designed to protect and beautify asphalt pavement. Seal coating acts as a waterproofing agent by filling surface voids, reduces exposure to oxygen and UV rays and reduces depth to which oil and gas can penetrate the pavement.

Mixing

MasterSeal Concentrate is formulated to be mixed with water & sand to produce a slip‐resistant coating. Once applied, the water evaporates, the material hardens and the surface is waterproof. Sand is added to help seal any minimal cracking present and provides added traction and safety.

Service Box Rubberized Crack FillerApplication

Surface must be clean and free from all loose material and dirt. Pavement surface repairs should be made with a suitable asphalt mix; cracks should be filled with hot pour or cold applied crack filler; treat all grease, oil and gasoline spots or stains with Petro Seal™. MasterSeal Concentrate shall not be applied when temperature is expected to drop below 50° F at any time within a 24 hour period after application. Temperature and humidity will affect drying time. Two coats are recommended, but one coat may be sufficient. Apply mixed MasterSeal at a rate of .11 to .13 gallon per square yard per coat.

Composition

MasterSeal Concentrate is environmentally friendly water based pavement sealer containing less than 150 grams per liter volatile organic content (VOC). Environmental Considerations: MasterSeal Concentrate does not contain asbestos.

Technical Data

MasterSeal Concentrate is a premium quality pavement sealer that meets the following material requirements when tested in accordance w/ASTM D 140, ASTMD 466, ASTM B117, ASTM D 529, ASTMD 2939 & ASTM D244 procedures.

Yield

One gallon of MasterSeal Concentrate will cover approximately 100‐120 square feet (11.1 to 13.3 square yards) per coat when mixed & applied, however, coverage rates may vary due to pavement age and porosity.

Service Box Rubberized Crack FillerJust a Note...

You do not have to be home on the day your driveway is sealed, however, please make sure your cars are out of the garage and the area is clear of all vehicles and obstructions. After sealing, our crew will install caution tape to block off the entrance of your driveway to prevent inadvertent use while you are gone. Traffic and pets should be kept off of a newly sealed surface for a minimum of 24 to 48 hours to allow for drying (curing) time. Actual drying time will depend on the weather, humidity and sunlight. Shady areas will take a little longer. Be sure to turn off all automatic sprinkler systems and do not water the lawn next to the driveway for 24 hours before and 48 hours after application as the water will discolor the new surface.

Maintenance: Seal Coating

Sealing your driveway protects the surface from the elements, adds elasticity, restores the color, protects against oil spots and even makes your driveway smoother by filling all the pores and cracks. A high‐grade asphalt sealer should be applied only every two to five years, depending on your climate, wear patterns, spills, etc.

Sealcoating is offered between late May through mid-September. An asphalt emulsion sealer applied to existing asphalt surface provides curb appeal and protection for the pavement from exposure to the elements.

Service Box Rubberized Crack FillerMaintenance: Crack‐Filling

Narrow cracks (1/8” to 1/2" wide) on an asphalt driveway are fairly common and can usually be addressed with rubberized emulsified crack filler. Ideally, thin cracks should be repaired as soon as they are discovered, and certainly before winter to prevent water from seeping into them and causing more damage. Sealing cracks with rubberized crack filler prevents water from getting into pavement, freezing and cracking; and will extend the life of your pavement.
